What actually changes the price of a San Jose kitchen remodel

October 27, 2026 · 6 min read

Nobody can honestly price a kitchen from a photo. These are the decisions that move the number once someone has measured the room.

Whether the layout changes

A kitchen that keeps its sink, range and fridge where they are is a different job from one that moves them. Every moved fixture means new plumbing, gas or wiring, and usually patching floors and walls around it.

If you are unsure, ask for both versions in writing. Seeing the difference in the quote is the fastest way to decide where the money should go.

Cabinets carry most of the budget

Cabinets are usually the largest single line. The construction of the box, the door style, the finish and how much goes to the ceiling all change the price, and so does custom versus semi-custom.

Ask what the boxes are made of and how the drawers are built. Two quotes that both say cabinets can describe very different products.

Counters, backsplash and flooring

Material and edge profile drive counter cost. A large island with seams, a waterfall edge or a stone that needs a special cut costs more than a straight run of quartz.

Backsplash tile and flooring change the number with the pattern and the amount of cutting. A simple layout in a good tile is often better value than a complicated one in a plain tile.

What is behind the walls

Older houses can hide uneven floors, old wiring, or plumbing that was patched more than once. A careful visit looks at the panel, the floor level and the access, and a good quote leaves room to deal with what turns up.

Ask how a surprise behind the wall is handled and who approves the change before work continues.

Permits and the order of work

Moving gas, electrical or walls needs a city permit, and permits take time. A job that has to wait on an inspection costs more in schedule than one that is planned around it.

The sequence matters too. Cabinets, then counter templates, then counters, then backsplash and lighting is a chain, and one late delivery stalls the rest.

How to compare two quotes

Line them up by scope, not by total. Check which cabinets, which counters, who handles permits, what is protected, and what the allowance for fixtures and tile really covers.

The cheaper quote is sometimes the one that left something out. The better question is what each quote includes that the other does not.
